1. Find a deal.
You need to run the numbers through the Deal Analyzer to know you’ve found a great deal (see additional items below). Next, contact the broker or seller to get control of the deal to lock that building down under contract, or get a Letter of Intent (LOI) indicating your intent to move forward with the deal.
2. Analyze the deal.
You’ll do your due diligence on the property, which is usually done in a period of 30 to 45 days. This will confirm your numbers from the Deal Analyzer. In my book, I’ll show you how to know when you can pay the price for this investment… and when you need to walk away from a deal.*
3. Know your financing.
In my book, I share tons of creative ways to finance your deal.* None of these involve traditional mortgages… or having to pay a massive down payment on your own. Knowing how to access these financing options will give you the confidence to carry out Step 4.
4. Close the deal.
If you do steps 1 to 3 right, you can close the deal with certainty.* Top brokers don’t have time for fickle buyers. Close your deals with confidence. This most-neglected step is covered in the Fast Start training series (see additional items below).
